Location guide / Scotland

Living & working
in Inverness.

The River Ness runs through a compact city serving a far larger Highland region. Healthcare, life sciences, tourism and regional services are part of its economy. Inverness Campus and rural workplaces lead to different home searches, especially when public transport and access to everyday services are priorities.

Area averages are not current asking prices or individual property valuations. Local short-term changes are volatile; use a year or longer. UK HPI house-price observations are provisional and subject to revision. Scottish rent inputs are mainly advertised new lets; rents are published for Broad Rental Market Areas, which may differ from the local authority.

01

Work & opportunity

Life sciences, healthcare and Highland-wide employment.

Inverness Campus has a health and life-sciences cluster, with activity in diagnostics, medical technology, research and health services. NHS Highland and the University of the Highlands and Islands are examples of local institutions to research. Across the wider Highlands, investment priorities also include clean energy, tourism, food and drink and creative industries.

A job advertised under Inverness or Highland may involve regional travel, rather than a single city workplace. Ask about the normal base, mileage, driving requirements, remote working and overnight travel. Employer careers pages explain role requirements and available routes into the sector.

Make it practical
  • Confirm the geographical area the job covers.
  • Ask about apprenticeships and employer-supported training.
  • Separate seasonal work from year-round contracts.
02

Homes & cost of living

City listings within a broad Highland rent area.

Homes & everyday costs

Compare a central or riverside base with homes nearer the campus or your confirmed workplace. Central convenience and a shorter work journey can point in different directions. For a home outside Inverness, test groceries, healthcare, evening travel and the return commute rather than focusing only on extra space.

The official rent figure shown alongside covers Highland and Islands. That broad rental market area includes very different places and must not be read as an Inverness asking rent. Check current local listings of the same size, then add Council Tax, energy, broadband and travel. Highland's shared housing register is a separate route with its own assessment and availability. Scottish rent inputs are mainly advertised new lets, which limits direct comparison with other UK nations.

Make it practical
  • Compare exact addresses and property sizes.
  • Check heating type and likely running costs.
  • Inspect the practicalities of winter access and transport.
03

Getting around

Inverness buses and journeys farther afield.

The Highland Council publishes its own public bus routes and timetables, while Stagecoach serves Inverness and other parts of the region. Use a current journey planner and the exact destination: a route into the city centre does not guarantee a convenient connection to a campus, business site or rural workplace.

For early or late shifts, check the complete return journey and a backup plan. If you are considering living outside the city, calculate travel time and cost over a normal working week. Ask about parking, cycle facilities or staff transport directly instead of assuming they are included.

Make it practical
  • Check weekday, weekend and evening services.
  • Verify the last connection home.
  • Review weather and service updates before longer journeys.

Life beyond work

The River Ness, Eden Court and the botanic gardens.

The River Ness gives Inverness a distinctive daily setting. VisitScotland highlights riverside walks, the cathedral, the botanic gardens and Eden Court, alongside wider Highland excursions. You can build a local routine around culture and short outdoor breaks, then plan larger trips when time and conditions suit.

Explore the area where you would actually live as well as the visitor centre. Find your regular food shops, community activities and indoor options for darker or wetter evenings. For outdoor trips, choose routes appropriate to your experience and check conditions; a scenic destination is not automatically a practical daily commute.

Make it practical
  • Explore a local riverside walking route.
  • Use current cultural programmes to plan evenings.
  • Check travel and opening details for out-of-town visits.

Settling in

Highland services and address-specific arrangements.

Settle in well

Highland Council and its housing-association partners operate a shared housing register. Contact the relevant housing service for advice about your situation rather than assuming a social home will be immediately available. For any property, confirm Council Tax, waste collection and broadband provision at the address.

Use NHS inform for GP registration. If childcare, school transport or care services are important, investigate them before choosing a home outside the centre. Keep key documents accessible and budget for initial journeys and household setup while your working routine takes shape.

Make it practical
  • Confirm the services available at the postcode.
  • Arrange healthcare registration.
  • Check childcare hours against the full travel day.
