Living & working
in Edinburgh.
Finance, technology, universities and visitor businesses give Edinburgh a broad working economy. Its neighbourhoods have distinct characters, from the Old Town to Stockbridge and Morningside. The tram links Newhaven with the airport, but homes and workplaces beyond its route need a separate transport plan.

Know the areaThis guide covers Edinburgh. ONS rental figures refer to the Lothian broad rental market area, which is wider than the city.

The local picture

Whole statistical area, not necessarily the town boundary.Employment rate, age 16–64: 78.7% · City of Edinburgh · Jul 2025-Jun 2026. Survey estimate; local results can be volatile.
Area averages are not current asking prices or individual property valuations. Local short-term changes are volatile; use a year or longer. UK HPI house-price observations are provisional and subject to revision. Scottish rent inputs are mainly advertised new lets; rents are published for Broad Rental Market Areas, which may differ from the local authority.
01Work & opportunity
Technology, finance, education and visitor businesses.
Invest in Edinburgh identifies software and technology, financial services, tourism, higher education, film and television, and food and drink as key sectors. That mix supports specialist careers as well as business support, customer service, events and operational roles. Search for the skills you offer, not only a familiar industry title.
The University of Edinburgh and the City of Edinburgh Council are examples of local institutions to research; this guide does not imply they have openings at the fair. Ask employers about work location, hybrid attendance, qualification requirements and progression. A role described as Edinburgh-based may involve regular travel beyond the neighbourhood where you hope to live.
- Compare permanent and seasonal contracts carefully.
- Ask how many days require attendance on site.
- Use the fair to check training and progression routes.
02Homes & cost of living
Neighbourhood choice within a demanding housing budget.
Homes & everyday costs
Compare the Old and New Towns for a central routine, Leith for a different neighbourhood setting, and areas such as Bruntsfield or Morningside if local shops and green space shape your priorities. Visit at commuting time and after dark to assess noise, access and the walk home.
The official rent figure shown alongside covers the Lothian rental area. It covers property types together and should not be treated as the asking rent for an Edinburgh flat. Add Council Tax, heating, broadband, transport and moving costs. Check the council's private-housing advice and confirm tenancy terms before paying. Scottish rent inputs are mainly advertised new lets, which limits direct comparison with other UK nations.
- Compare bedroom counts and furnished status.
- Check shared-stair access and storage where relevant.
- Price the commute alongside the rent.
03Getting around
The Newhaven–airport tram route and onward travel.
Edinburgh Trams connects Newhaven and the airport, with stops through the city. The operator's route map, farefinder and live departures are more useful than a generic estimate of commute time. Check where your workplace sits relative to the network and whether another service is needed.
Test the journey at your actual work hours, especially for early airport, healthcare or hospitality shifts. An attractive central address may still be inconvenient for a workplace at the city's edge. If you will commute beyond Edinburgh, price the full return trip and consider how disruption would affect your working day.
- Use the stop map before choosing a rental.
- Check last services as well as morning arrivals.
- Confirm station and stop accessibility for your needs.
04Life beyond work
Neighbourhood culture beyond the central landmarks.
Edinburgh's official neighbourhood guide distinguishes the Old Town, New Town, Stockbridge, Southside, Tollcross, Bruntsfield and Morningside, among others. Museums, theatre, markets, cafés and green spaces give you plenty of ways to build a social life around your interests.
Try everyday routes as well as landmark visits: the shop you would use, the park you would walk through and the venue you could reach after work. Festival and event periods can change how busy an area feels, so revisit a shortlisted location at a different time before deciding it suits you.
- Explore more than one neighbourhood.
- Check current venue and festival calendars.
- Balance nightlife access with your preferred evening quiet.
05Settling in
Scottish housing and local services.
Settle in well
The City of Edinburgh Council brings together housing, Council Tax, schools, libraries, travel and family services. Use its moving and housing information to check local arrangements; do not assume that an available private rental guarantees a school or childcare place nearby.
Use NHS inform's GP-registration guidance after moving. Keep copies of your tenancy, employment offer and household budget, and make an early plan for the period before your first payday. If housing becomes insecure, use the council's advice rather than waiting until your moving date.
- Confirm Council Tax and household responsibilities.
- Arrange healthcare registration.
- Check childcare hours against both commutes.
