Living & working
in Croydon.
Croydon has a substantial employment base of its own, as well as rail links into wider London. The centre, Purley Way and residential neighbourhoods serve different needs. East Croydon’s connections and local trams are useful starting points, while Fairfield Halls adds a cultural focus away from work.

01Work & opportunity
Business services, technology and manufacturing.
Croydon’s investment service highlights professional and business services, creative activity, digital technology and advanced manufacturing. Examples of local organisations it lists include Superdrug, HMRC, the Home Office and Zotefoams.
The council’s employment and training pages offer a practical route into support. At the fair, ask whether a job is in a central office, a Purley Way business location or a wider service area. Check training, progression and the expected balance between remote and on-site work.
- Search employer career pages as well as job titles.
- Clarify the exact site and any shift pattern.
- Use National Careers Service for course options.
02Homes & cost of living
The centre, Purley Way and residential neighbourhoods.
Homes & everyday costs
Contrast an address near East Croydon with South Croydon, Addiscombe or another neighbourhood linked to your workplace. These are comparison areas, not claims about value or safety. Test the route to everyday shops and transport, and inspect noise, storage and the building condition.
The official rent figure shown alongside covers Croydon borough. It covers different property types and both existing and new tenancies. Use it as context, then compare current asking rents for the size you need and add Council Tax, bills, parking and travel.
- Check the actual walking route to your stop.
- Confirm what the rent includes.
- Compare an office-day budget with daily commuting.
03Getting around
East Croydon, trams and local buses.
East Croydon is an important rail interchange, while TfL’s journey planner covers local buses and trams as well as the wider London network. A convenient mainline station does not remove the need to check the final connection to a workplace.
Run door-to-door journeys for your actual start and finish times, including weekends if relevant. If a job is on an industrial or retail site, confirm the pedestrian entrance and last bus. Check assistance needs and current service notices with the operator.
- Save a backup route for disruption.
- Check the return after overtime.
- Compare the complete travel cost before accepting a commute.
04Life beyond work
Fairfield Halls and borough cultural services.
Fairfield Halls is a major local arts venue with concert and theatre spaces. The council’s leisure and culture directory also provides a starting point for libraries, local activities and green space across the borough. Check the current programme rather than assuming a previous event is still running.
Visit the neighbourhood you are considering during an ordinary evening. Try the food shop and journey home after a cultural outing; a familiar practical route can matter more than being close to every attraction.
- Browse Fairfield Halls’ current programme.
- Explore local libraries and community activities.
- Test an evening return journey before moving.
05Settling in
Croydon services and household arrangements.
Make your move
Croydon Council provides housing, Council Tax, waste, schools and family-service information. Its website also carries details of property licensing schemes; check the relevant information for the address instead of assuming every rental has the same requirements.
Keep a first-month plan covering moving costs, utilities, employer documents and any gap before pay day. For families, investigate school admissions and childcare hours early, alongside the shift or office pattern you expect.
- Register with a GP near your address.
- Check council school-admissions and childcare information.
- Record the inventory and meter readings.
